Recent changes to the Residential Tenancies Act require residential rental properties to abide by a number of Safety related activities; a regular Smoke Alarm Safety Service (annual) a two-yearly Gas Appliance Safety Service and Carbon Monoxide Test, and a two-yearly Electrical Safety Service.
Not only will our local, experienced team complete the checks for you we will also provide you with quotes to rectify any non-compliant findings and are always available to discuss and explain any issues that may be found.
Smoke Alarm Safety Check
Correct placement, location and number of smoke alarms. Ensure all smoke alarms are not past expiry date (10 years of manufacture). Free replacement of any out of date or faulty smoke alarms. Smoke alarms tested as per manufacturers instructions including battery replacement every 12 months. Compliance, certificate and audit report showing in detail work done, including photos of smoke alarms.
Blind Compliance
All window covers inspected, window clips for corded window coverings installed, window compliance tags per window clip and excess or non-compliant cords removed/secured.
Air Conditioner Service
Comprehensive service of split system and refrigerated ducted air conditioners, including filter clean, coil clean, temperature check and full dust/wipe down of indoor and outdoor unit. Does not include evaporative coolers.
Electrical Safety Check
Check and service all landlord supplied electrical appliances, light switches and powerpoints, RCDs (safety switches), all wiring, meter/switchboards, sub-boards and earthing systems of the property. Report and quote all non-compliant findings.
Gas Safety Check
Check and service all landlord supplied gas appliances, full pull-apart servicing of all gas heaters in the property including carbon monoxide spill test and negative air pressure testing (this means additional gas heater servicing is not required unless specified by the manufacturer), pressure test of the property gas line including any LPG cylinders and associated gas components, as well as checking that gas isolation valves are installed when required. Report and quote all non-compliant findings
